5 Smart Reasons Landlords in DFW Need a Property Manager
Managing rental property in North Texas isn’t always as easy as it looks. Between lease renewals, maintenance requests, rent collection, and...
When disaster strikes, whether it’s a busted pipe, a lightning strike, or a tenant-caused kitchen fire, there’s one thing that stands between chaos and resolution: a clear claims process. For property owners in DFW, understanding the insurance claim process isn’t just helpful, it’s essential to protecting your investment.
At Navigate, we’ve handled our fair share of insurance situations, and we know how quickly a small mishap can become a major expense if not handled properly. That’s why we’ve built a proven process that keeps your property protected, your tenants informed, and your claim moving in the right direction.
Here’s a behind-the-scenes look at how we manage insurance claims on behalf of our owners:
When damage occurs, timing is everything. The first step is securing the property to prevent further loss. We immediately document the issue with timestamped photos, a full incident report, and if necessary, witness or tenant statements. Whether it's storm damage or a kitchen leak, we capture every detail to support your claim.
Next, we alert you, fast. You’ll receive a full report of the incident along with our recommended next steps. If emergency repairs are needed, we’ll coordinate them right away to minimize property loss. And no worries, we won’t move forward on any claim resolution above $450 without your sign-off.
If a claim needs to be filed, we can coordinate directly with your insurance provider. For just $75/hour, we handle all the back-and-forth: submitting documentation, responding to adjuster requests, and keeping the process on track. We’ve found that our professional communication speeds up response times and ensures you get the full benefit of your policy.
Once approved, we dispatch trusted vendors, many of whom we’ve worked with for years, to complete repairs. We ensure all work meets Texas Property Code standards and keep your tenants looped in throughout the process. Our focus is always on restoring the property quickly and thoroughly so you can get back to business.
After work is completed, we issue a final report with invoices, repair photos, and status updates for your records. If your insurance check is routed to Navigate, we’ll process the disbursement directly into your owner portal.
Per your management agreement, you’re required to carry a minimum of $300,000 in general liability coverage and list Navigate as an additional insured. This ensures we can act quickly and efficiently on your behalf, and avoid delays when time is of the essence.
At Navigate, insurance claims aren’t just about paperwork, they’re about protecting your property, your revenue, and your peace of mind. Whether it’s coordinating emergency repairs, negotiating with your insurer, or keeping tenants calm, we’re here to guide the process from start to finish.
