What Happens During a Property Inspection?

If you’re new to property management — or even if you’ve rented before — you might wonder: What exactly happens during a property inspection? Is someone walking through with a white glove and a clipboard, or just checking if the lightbulbs work?

At Navigate, our routine inspections are about more than ticking boxes. They’re designed to protect the property’s value and ensure residents are comfortable and supported in their home. Here’s what to expect from our process.

1. It's a scheduled, respectful visit, never a surprise.

We notify residents well in advance when an inspection is due. Our team schedules a convenient time, and we're in and out quickly, usually in under 30 minutes. We understand this is your home, and we treat it that way.

2. We check the essentials, inside and out.

Navigate’s inspections are visual, non-invasive, and focused on identifying maintenance needs before they become expensive issues. We typically review:

  • HVAC filters and system condition

  • Smoke and carbon monoxide detectors

  • Signs of leaks under sinks or in ceilings

  • Exterior maintenance (roof, foundation, yard)

  • Pet-related wear or unauthorized pets

  • General cleanliness and upkeep

  • Lease compliance issues (e.g., unauthorized occupants)

We're not there to dig through drawers or judge your décor. Our goal is simple: keep the home in great condition for everyone involved.

3. We document with care.

We take time-stamped photos of each room and any notable issues. These go into your property record for transparency and comparison at move-out or renewal. If repairs are needed, we handle them promptly and keep owners updated through the portal.

4. It’s not just for us, it helps you too.

For owners:
Routine inspections catch small issues before they snowball. They also document tenant care and condition, especially helpful for insurance claims or future decisions.

For residents:
Inspections give you a chance to flag concerns or request maintenance you may not have submitted yet. It also shows you're caring for the property, which can strengthen your case for lease renewals or deposits returned.

5. Before a renewal, we do a full evaluation.

About 9 months into a lease, we perform a thorough inspection that includes pictures of every room. This helps us and the owner assess whether to offer a renewal, and at what terms. We communicate clearly with residents so there are no surprises.

In short? We inspect with purpose, not pressure.
